Combining Thermal Imaging with a Weathertightness or Building Inspection

The Infrared Camera

The Flir infrared camera is one tool in our inspection arsenal when used with other moisture meters and extensive Weathertightness experience provides a more indepth comprehensive inspection. The camera can show the Building Inspector areas to moisture test.

Because an Infrared camera is not a moisture meter it does not provide moisture readings. The camera records temperature of the material elements, thus highlighting thermal anomalies (cooler areas). These can be at the rear of the wall framing, top of the wall to the base showing path travelled, pools of moisture on the ceilings (roof leaks), under decks (deck failure), or below showers (shower waterproofing failure) this is the infrared cameras forte.

Infrared is best performed on the interior of the house or commercial building. As exterior thermal images are often difficult to define due to the following factors:

  • Dew/ Condensation
  • Rain
  • Construction methods and materials variations
  • Patterns or shadows (trees)
  • Insulations variables
  • Draughts
  • Temperature fluctuations

The Comprehensive Moisture Ingress Survey involves the utilisation of invasive and non-invasive Inspection tools to help identify the extent of the ingression issues.

Combined with Infrared thermography to help locate possible water ingress, highlight the spread and source locations.

Moreover an Invasive Investigation is performed to try to ascertain the weathertight causations, including an exterior survey to assess potential weather-tightness defects or risks.

A comprehensive report documents our finding, and recommendations this can include floor plan locations when required for council.

Further invasive investigations and timber sampling may be required in some areas
